1. First you must register for an account, and then once you have registered for an account click on List Your Property. When you register, be sure to write down your username and password as you will need both to log back into the system if you need to edit, delete or add photos to your listing.

2. No, just click on Search for Properties select a state, then a county. You can search by ad number, city, or town, or you can use the advanced search option for a more detailed search. Or you can simply browse all the listings in one particular County, page by page. You will notice numbers at the bottom of each page which allows you to jump forward to any given page you choose.

3. No, you can come back at any time and ad photos to your listing there are 3 ways to get photos to us. They can be uploaded during the listing process, they can be e-mailed to info@zerobrokerfees.com or they can be mailed to ZeroBrokerFees.com, 204 Rantoul St Beverly Ma. 01915. Please make sure you have included your ad number when e-mailing or mailing your photos so we can add them to your listing quickly. When you list your property you will be given an ad number, write this down also with your username and password. You have to reference this ad number when calling in for help.

6. If you do not have a computer available to you , you can call 978-993-8039 and one of our customer service representatives will be happy to take your listing over the phone. You can also walk in to one of our locations and use our community computers in a library setting that we offer
the public to use.

7. Yes ZBF operates a national For Sale By Owner Service in all states. If you don’t see
your states icon, when you list your home it will automatically appear!

8. The Broker Assist Program is a service that ZBF has created in the event that your
property does not sell within your anticipated time frame. If you choose to use the service at the time you list your property what happens is rather simple. We have developed a network of Brokers who have agreed to work for a DFS (Discounted Fee Structure) 1%,2%,3% and 4 percent with our customers. Normally brokers charge 6 percent. ZBF and its staff are not brokers, and offer this service only as another convenience for listing sellers.

If and when a property does not sell within the sellers acceptable time frame the next step is usually to go and list with a broker at 6%. ZBF has formed a relationship with many brokers in the United States that have agreed to work for a discounted rate. They usually will also allow you to retain the right to sell the property yourself which means if you sell it, you owe nothing, if they sell it or produce a buyer that executes an acceptable offer, you would pay them but only have to pay the discounted fee structure, which is usually 1%,2%,3%,or 4 %

11. You can edit your ad by logging into the system. Once logged in you can edit your ad by selecting “Modify This Listing” You can edit your ad as many times as you like.

13. The fees to list a home on ZBF are extremely modest. A listing until sold with one photo $49.95. A listing with 2 photos until sold is $59.95. A listing with 3 photos until sold is $69.95
A listing with 6 photos until sold is $79.95.

You may also check our business directory for mortgage broker listings in your state.

18. Yes, if you do not have a credit card you can call ZBF at 978-993-8039 and make arrangements to pay by check or cash. ZBF uses VeriSign on a secure server for credit card processing.

20. Yes our affiliate agents can renew your listing for any length of time.

21. Our affiliate agents will handle the MLS listing but it will also be listed that all showings and appointments will be handled by you the seller.

22. Yes, our affiliated brokers participating in the “Broker Assist Program have agreed to work for a “Discounted Fee Structure” (DFS). Depending on the price of the house the DFS can be 1,2,3 or 4%. ZBF works with many Brokers who have agreed to use the DFS system that we have created to serve you.

23. You will need to fill out a standard “Listing Agreement” and in some instances an addendum stating that you have paid the listing agent a flat fee for their service.

Have you stopped and thought about all of the good points of your property? Would a real Estate Broker who looked at your home for a half-hour be able to represent it’s charm, and benefits? No only you the homeowner have the understanding and an in depth “love affair” for your home. Only you can tell the real story pointing out all the homes benefits. Doesn’t it make sense that you can sell what you know? Send a child to college; take a trip around the world, why give your sweat equity to a Real Estate Broker unless you at least try to sell it on your own. We at ZBF say you will never know unless you try. It will cost you little money to give it a try, and who knows, with the power of ZBF and your knowledge of the home, there’s a good chance you can do it and save thousands of dollars.

38. Buyer Brokers are sometimes hired by buyers to represent them throughout the buying process. Some Buyer Brokers are paid directly by the buyer, others who are also listing agents are paid a percentage 1 or 2% by the seller or from the net proceeds of the sale. ZBF offers a Buyer Broker Program for agents wanting to increase their available inventory. ZBF does not allow Buyer Brokers who do not participate in our Buyer Broker Program access to your information, but the brokers’ info will be passed on to seller .

42. ZBF offers an online service that can tell you what your home is worth. To access this service click here. Another alternative is to hire an appraiser, get an actual appraisal on the home; this can actually be used in the bargaining process, and can show a potential buyer what a lender is actually willing to lend on the home. It’s a small investment to obtain an accurate number of what the home is really worth. This puts the buyer and you the seller on a level playing field, which leaves nothing to chance.

43. ZBF offers a service that will give you a free Credit Report. For a free credit report through ZBF click here. Under the Fair Credit Reporting Act (FCRA) you are entitled to a free credit report within 60 days of being denied credit, employment, insurance, or rental housing based on information in the report. You are also entitled to a free report once a year if you certify: you are unemployed and seeking employment; you are receiving public welfare assistance; or you believe your credit file contains inaccuracies resulting from fraud.
